Paramount Theme Park Delayed:
The purchase of the land where the new Paramount Theme Park and Lifestyle centre will be built has been delayed for another month, after the notary discovered that several plots of land that were included in the total land area had existing loans on them that needed to be first repaid before they could be exchanged. The company Proyectos Emblematiocos, of the Region of Murcia, (Premursa) which is led by Jesus Samper have been forced to delay the exchange of land for at least one month.
According to Jesus Samper, the reason for the delay is not that the company is short of funds but just that several plots of land still have existing loans on them that the owners need to repay before the land can exchange hands. In an official press release Premursa indicated that the purchase has had to be delayed but that within one month they are expected to be able to pay €15.812.851; which should enable the transfer of the land located in Alhama de Murcia into the company's name. According to Jesus Samper, whilst the signing of the land has been delayed this shouldn't really delay the opening date for the Paramount Park and Lifestyle Centre. The first stone is still expected to be laid on the project in May and, at the moment, the final touches to the designs are taking place. Jesus Samper did admit that the financing side of the project was taking a little longer than usual due to the economic crisis but they have managed to secure the funds.

La inminente apertura del aeropuerto internacional de Corvera, prevista para el próximo verano, es el 'leit motiv' de la reactivación del resort Mosa Trajectum, ligado a la práctica del golf, en la pedanía de Baños y Mendigo. El promotor holandés Ronald Ras, presidente de Key Resorts, responsable del diseño y puesta en marcha del proyecto en 1999, ha revelado a 'La Verdad' sus planes para relanzar la urbanización, que pasan por la construcción de un hotel de cuatro estrellas plus y la remodelación de los campos de golf así como la puesta en marcha de una casa club.«Las ventas de viviendas no van bien, pero las vacaciones van mejor que nunca. Mejor llenar un hotel que vender casas», resume.

El arquitecto madrileño Luis Picazo ha redactado el proyecto para construir junto al actual parador-restaurante que solo tiene 19 habitaciones) un hotel de 120 habitaciones. Será un edificio de tres plantas, con zonas ajardinadas y piscinas en cascada, cuya singularidad radica en que cada habitación tendrá una decoración distinta y el nombre de un personaje del mundo del deporte. Así, por ejemplo, explica, «la habitación 'Rafa Nadal' tendrá elementos mallorquines en honor al tenista o la de 'Severiano Ballesteros' estará decorada al estilo cántabro». El hotel se edificará sobre una superfice de 8.000 metros cuadrados y se destinarán 3.000 metros cuadrados a zonas verdes.

Ronald Ras asegura que el proyecto está terminado y solo queda pedir la licencia de obras en el Ayuntamiento para poder comenzar las obras en abril. «El plazo de ejecución pueden ser 10-12 meses». La intención del promotor es 'vender' las bondades del resort en los países escandinavos, en su Holanda natal, Alemania, Reino Unido... y aprovechar las oportunidades que puede brindar la apertura del aeropuerto internacional de Corvera, en el Campo de Murcia, a unas pocas decenas de kilómetros de Mosa Trajectum.

Publicitar el resort no le será difícil, ya que la empresa Key, no solo tiene proyectos en España sino que también tiene negocios de diverso tipo en Alemania (vinculados a aguas fecales y depuración y parques eólicos con turbinas) e Italia (limpieza de canalales en Venecia), entre otros países.

Las mejoras previstas en el resort incluyen también la remodelación de los campos de golf y la construcción de un gran depósito de agua en la zona más alta de la urbanización para no tener que utilizar el agua depurada para el riego de los campos de golf, habida cuenta de que el volumen de residentes durante el invierno es bajo y no hay tanta agua para depurar.
Mosa Trajectum cuenta con tres recorridos de 9 hoyos cada uno y un Chellenge Course (pitch ant putt de 9 hoyos). Lo que está previsto es que se cierren dos de los recorridos (uno que en la práctica ya lo estaba y que se denomina Olive, y un segundo, el llamao Pine) y quedaría solo abierto, y mientras se realizan las obras de mejora, el rercer recorrido: el Stone. Las obras de mejora de éste último se acometerían al término de las realizadas en los otros 18 hoyos (los 9 del Olive y los 9 del Pine). El Challenge Course también se cerraría por obras a la par que el Olive y el Pine, así como el driving range, o campo de prácticas.

Los planes para relanzar el resort chocan con el estado de desidia de los últimos años, en los que el propio Ronald Ras ha estado físicamente alejado. «Vivo en Mallorca, donde estoy realizando otros proyectos y este tiempo me ha servido para pensar y reflexionar sobre lo que quería hacer en Mosa Trajectum y cómo hacerlo».

Levantar un embargo

La importante inversión que será necesaria para acometer los proyectos expuestos choca también con la situación de anotación preventiva de embargo a favor de SNS Property Finace B.V. En este sentido, Ronald Ras, explica que «este banco era nuestro socio y quebró. Al no poder financiar nada porque estaba en quiebra busqué otro inversor y lo he conseguido. El pasado 19 de octubre firmé el acuerdo y ha entrado como socio una empresa petrolera americana, que aporta 1.000 millones de euros. Este dinero no es solo para el proyecto de Mosa Trajectum, para el que vamos a destinar 250 millones de euros, sino también para otros proyectos que tenemos en Palma de Mallorca, Cuenca, Valencia...». Respecto a la deuda que se le reclama al antiguo socio, el Property Finace B.V,, Ronald Ras asaegura que «tengo previsto llegar a una solución y levantar el embargo». Tras la entrada del nuevo socio inversor, su liquidez le permirá levantar dicho embargo.

Según los estudios de viabilidad, se prevé que el hotel tenga una ocupación media de entre el 70-80%, y que pasen por allí en torno a 70.000 personas al año. Volviendo a su experiencia en Mallorca, Ronald Ras asegura que «allí la gente no compra casas, pero los hoteles sí funcionan porque la gente va de vaciones y se llenan al 95%».

Respecto al retorno de la inversión -250 millones de euros, de los que 2 serán para renovar los campos de golf y el resto para construir el hotel, el depósito de agua y la casa club-, los estudios de viabilidad indican que en el plazo de 15 años, se obtendrían 10.000 millones de euros de beneficios.

Mosa Trajectum cuenta con una superficie de 360 hectáreas y hay construidas unas 500 viviendas, aunque aún se pueden construir otras 2.000 viviendas.

El pasado 19 de enero, los gerentes de Mosa Trajectum Roberto Vázquez y Anouska Ras, hija de Ronald, celebraron una reunión con algunos de los propietarios para informarles de diversos aspectos, tales como los gastos del campo de golf, las mejoras realizadas y a realizar, así como las cuotas a pagar por los propietarios.

In my opinion Fytofoam was already implemented at Mosa in 2001 (See old brochures of this socalled ecological golfcourse).

Introducing Fytofoam again does not add anything. Having said without water Fytofoam does not have any added value.
